CROWN/2026/0000004 John Georgoulias on behalf of Thames Water

Date submitted

Consultees

Thames Water has reviewed the details relating to the Rule 15 Pre-Inquiry Meeting. Our consultation response on the planning application raised concerns regarding capacity within the foul water, surface water and water supply networks. Thames Water's position in respect of these matters remains unchanged. Separately, Thames Water notes that there is an existing sewage pumping station located within the site boundary. The applicant is currently engaging with Thames Water regarding proposals to relocate the pumping station and divert the associated rising main to accommodate the proposed development layout. Should planning permission be granted, Thames Water recommend the following informative be attached to the decision notice: "The proposed development is located within 20m of an existing Thames Water sewage pumping station. This separation distance is less than that identified as best practice within the Codes for Adoption (https://www.thameswater.co.uk/developers/larger-scale-developments/sewers-and-wastewater/adopting-a-sewer). Future occupiers should be aware that the operation and maintenance of the pumping station may periodically give rise to amenity effects, including odour, noise, vibration, lighting associated with maintenance activities, insects and flies." At present, Thames Water is not proposing to submit any further evidence or call witnesses beyond the matters already set out in its written consultation response and the above. We would therefore be grateful if you could advise whether Thames Water's attendance at the Pre-Inquiry Meeting is required. Should the above not be satisfactory or if an updated planning response is required, please don’t hesitate to contact me.
