I would like to make it clear from the outset that my concerns are not with the existence of an Immigration Removal Centre itself. I purchased my property knowing that the site had historically operated as such, and I recognise that facilities of this nature have an important role. My concerns relate specifically to the scale and impact of the proposed redevelopment and expansion. The proposal represents a significant intensification of the site’s use. In particular, I am concerned about: * The increase in the height of buildings from two storeys to three storeys, which will have a greater visual impact on neighbouring residential properties and alter the character of the area. * The increase in traffic associated with a larger facility. Heavy construction vehicles are already causing disruption and damage to local roads, and the long-term increase in staff, service vehicles and visitors is likely to place additional pressure on an already constrained local road network. * The potential for increased parking pressures within surrounding residential streets if on-site provision is insufficient. * The proposed changes affecting the coastal footpath, which is a valued local amenity used by residents and visitors alike. Any reduction in accessibility, enjoyment or character should be carefully considered. * The cumulative impact that these changes may have on neighbouring residential amenity, including outlook, noise, activity and the overall character of the area. I am also concerned that the scale of the proposed expansion could have an adverse effect on the desirability and value of neighbouring homes. While I appreciate that property values are not generally considered a material planning consideration, they reflect the wider impact that substantial changes of this nature can have on residential amenity and the attractiveness of an area. I respectfully ask that the planning authority carefully considers whether the proposed scale of development is proportionate, whether the transport and parking impacts have been fully assessed, whether the visual impact on neighbouring residents can be reduced, and whether appropriate measures can be introduced to protect the amenities enjoyed by the local community. I therefore ask that these concerns are fully considered before any decision is made.
